What is an escalation clause and does a Sekas Homes contract include one?
An escalation clause is a contract modification provision, working hand in hand with force majeure clauses, that allows a builder to control the otherwise uncontrollable. Escalation clauses layout that when a specific force majeure event triggers a price increase (in either all materials or a specific one such as steel) the builder is entitled to adjust the contractually agreed-upon price.
Sekas Homes contracts DO NOT include price escalation clauses! Once you have signed your contract for the agreed-upon sales price, including your options allowances, you are locked in at that sales price. Unless you, the client, choose to adjust features/finishes/options in your new home, the price agreed to will not change no matter what might happen in the industry as it relates to product/materials price increases.

A Control4 system will seamlessly integrate the many systems in your home. Because it is fully customizable, your Control4 system can be tailored to your lifestyle and needs.

There isn’t a set list of features that your home automation system will have. However, it can include:

Do you have first floor bedroom plans?
We have plans that have spaces that can accommodate a first floor bedroom, and as a custom builder, we’re able to modify our designs to best suit your lifestyle and needs. So, if you want or need a first floor bedroom suite, our design team can make it happen.
What can I expect during my first design meeting?
One of the most important aspects of designing and building a new home is the initial design meeting between you and the building team. Many things happen during this first meeting, including setting up a construction timeline, going over the basic building and design structure, and more!
When do I make design selections for my home?
After all of the structural designs have been made for your home, such as the room dimensions, window and door locations, etc., we will start the process of selecting all of the finishing touches of your home. This includes the flooring, countertops, cabinets, fixtures, and more. We have a Design Center which features all of the on-trend samples you’ll need to review in order to make your color selections. As always, if there’s something you have your heart set on that we don’t offer, we’ll source that product/material for you.
Do I need a new construction loan?
New construction loans are only necessary when the homeowner owns the lot rather than Sekas Homes. When a new construction loan is required, our team can assist you by helping secure loans through our preferred lenders.
What occurs during home closing?
When you’re closing on a home with Sekas Homes, we will guide you through every step of the process from final walkthrough to handing over the keys to your new custom home.
